Garden Maintenance - Maintaining an attractive garden for your guests can be challenging in the Catalan climate. You may return to your property and find everything over grown or very dry due to the extreme climate changes. This is where Ceret Property Services can offer a basic gardening maintenance service . Your garden could be watered thoroughly twice per week by us and all plants and trees maintained according to their needs or additional instructions from you. If there are other more detailed gardening needs you have we are happy to discuss them with you.
Pool Cleaning - Our pool maintenance service recommends that all pools are cleaned twice a week during the summer to maintain appropriate hygiene and maintenance. All guests are made aware that the pool will be cleaned, and at what time, during our welcome briefing. We carry out the cleans either first thing in the morning or early evening ensuring that we do not disturb the guests enjoyment of the pool whilst on their holidays.
Changeover & Laundry - The service we provide includes a full basic clean of all the rooms in your property. If bedding is supplied to guests, we change all bed linen and towels and have the bedding washed and dried ready for the next guests arrival. If you prefer provide additional sets of bedding we will launder this and return on the following changeover. If there are other requirements we are happy to discuss alternative arrangements or any additional services.
Key Holding - Do you ever sit at home worrying if your property is OK, when the weather report states heavy rain, snow, winds etc? We can set your mind at ease. We provide a property check once a fortnight, or more frequently if you require. Throughout the winter months of December - February, or whenever you ask, we visit your property and we can email you pictures, if requested. Should the worst happen and your property is damaged we can manage the repairs on your behalf and send you regular updates.

What is the market for long-term lets?
The market for long lets in France is healthy and growing year on year. Most of these lets are for periods of up to six months, with 2 to 3 months arguably being the most popular, though there has also been an increase in the requirement for rentals of up to a year. House hunters make up the majority of people looking to rent for a longer period and many like to check out different areas and so can stay in several properties. The demand also comes from people taking sabbaticals and retirees etc. These lets are generally off-season as the cost of renting for a month or more in the summer can be prohibitive.
The dramatic increase in the last few years of people from the UK looking to purchase property in France, has helped fuel the demand for long lets*. 'Rent before you buy' really does make sense if you can afford the time. Conversely, it has also helped in the supply of properties available for long lets. As more and more foreign buyers purchase property in France with the intention of running a gîte or two, the competition has increased in the standard holiday rental market. These more difficult conditions are encouraging many owners to advertise their properties for long winter lets as a means of maximising their earning potential. Most property owners naturally prefer the higher revenues potentially available during summer, but many now welcome extra off-season income with the bonus that their property is being occupied and heated. There are also fewer overheads for the owner, with a long term let, as there are no change overs and the tenant usually pays for the utilities.
* Oddly enough, in 2010 with the downturn of the sales market in France, there has been an increase in potential buyers entering the long term rental market, as they wait for the markets to change.
