This French property for long term lets is a stone-built house located in the popular village of Aniane, within commuting distance of Montpellier. This property is available to rent all year around, for both winter and summer long term lets. This village house provides comfortable accommodation in 3 double bedrooms and comes with a nice courtyard garden. The house contains plenty of modern comforts including gas-fired central heating, double-glazed windows on the front of the house and broadband Internet connection.

This French long term let property is decorated in strong Catalan colours, including terracotta floor tiles, glazed wall tiles and plenty of azure blues and ochre colours.
Ground floor
On the ground level there is an entrance hallway, large garage and access through to the back garden. The garage contains a washing machine.
First floor
On the first floor there is a large open-plan kitchen/dining area. This room is very bright and sunny and comes with views across the garden.
- The kitchen is fully equipped with fridge freezer, dishwasher gas hob and electric cooker.
- The living room is at the front of the house and providescomfortable seating with two sofas and an armchair around a tiled fireplace with wood-burning stove (decorative only). The living room has a TV with French channels and some English channels. There is also a DVD player available for your use.
- There is also a guest toilet on this floor.
Second floor
A stone staircase leads up to the second floor. On this level their are two double bedrooms, a family bathroom and access out onto the terrace.
- The Master bedroom comes with an en-suite bathroom which contains a small bath and overhead shower. The bedroom contains a double bed, fitted wardrobes and a pine chest of drawers.
- The second bedroom contains a double bed and storage.
- The family bathroom has a WC, bath with over head shower and wash basin.
- There is a large sunny terrace with lots of colourful flowering plants. This is a perfect sun trap for sun bathing or al fresco dining.
Third floor
On the third floor there is a large attic bedroom under the eves.
- This bedroom contains a double bed and a single bed. The staircase up to this floor is quite steep.
Outside: the mature garden is planted with a range of Mediterranean plants and roses. There is a table and benches for dining and a small barbecue for your use.

Area activities
Aniane is situated 20-25 minutes west of Montpellier. Aniane is a typical Languedoc village which has developed around an 8th century benedictine monestry. Aniane is also located along the Pilgrimmage route to Santiago de Compestella. Aniane has a good reputation for its local wnes, the most well known being Mas Daumas Gassac. Aniane has a wide range of shops in the medieval lanes of the village and further shops can be found in the nearby town of Gignac. There is also a small market on Thursdays with an excellent range of fresh produce. Tennis Courts are available in the village, along with a choice of horse riding schools. You will also find plenty of cycle routes around the village and there is plenty of walking trails around the village and in the surrounding hills.
Nearby to Aniane you will find the beautiful Gorges d´Herault, where you can swim, canoe and sunbathe. The village of St Guilhem, which is often regarded as the most beautiful village in the South of France, is just up the road.

There is a TGV train station at Montpellier, with direct routes to Paris, Marseille and Barcelona.

The nearest airport is located at Montpellier (35-40 mins).

Driving directions
Aniane is located close to the A75 autoroute which stretches all the way up to Paris. The A750 has recently been upgraded and this road takes you to Montpellier.
