The villa is located on the edge of the wine making village of St Genies de Fontedit, in the heart of the Languedoc vineyards. The villa provides comfortable accommodation for 4-6 people and boasts a large garden, sunny swimming pool, off-road parking and air conditioning.
The villa can be rented for up to 12 months from from €1100 pcm + bills.

The villa is set within 1350m2 of enclosed gardens and is laid out over 2 levels.
Ground floor -
- there is a fully-fitted kitchen with hob, oven, fridge-freezer, dishwasher and a kitchen table with 4 chairs.
- Next to the kitchen there is an utility room with second fridge freezer, gas hob and oven and washing machine.
- The large living room with comes with a dining table and 6 chairs, sofas (including sofa bed) and armchair seating. Television offering French and English channels video/dvd and stereo. Air-conditioning has recently been installed in the main living areas. The air conditioning is also reversible, providing heating in the winter alongside an enclosed fireplace.
- Also on the ground level there is a double bedroom with fitted cupboard with hanging space and shelves.
- There is also a bathroom with bath & shower, hand basin and separate toilet.
1st Floor -
- there are 2 bedrooms (one double bedroom and 1 twin bedroom. Both contain a fitted wardrobe with hanging space and shelves.
- There is a family bathroom with a shower, hand basin and toilet.
Outside: There is a driveway with parking for 2/3 cars, two spacious terraces at the front and side of the house, a large built-in BBQ and a patio table and chairs. The terraces come with outside lighting which provides a great ambiance for al fresco dining and relaxing. The magnificent 10m x 5m swimming pool has Roman steps and underwater lighting, and is surrounded by a large sun terrace with comfortable loungers. Beyond, there is a tree-shaded grass area.

Prices are monthly and do not include utilities (monthly provision of €200 towards the utility bills and communal taxes). Minimum rental period of 3 months. Price will depend on season and length of stay.

Last visited August 2020. This South of France long term rental is situated in a good location, in between the beaches and the mountains. It is very handy to reach the airport and TGV station in Beziers, as well as the motorway network. This property comes with everything you need for a long stay in France; whether on an extended holiday or house hunting.

Area activities
This South of France villa for long term rental is located in Saint Geniès de Fontedit which is a small village with a bakery, newsagents, grocery store, butchers and a bar all within walking distance. The local supermarket: is just 2 km from the house. The nearest beaches are Valras and Serignan – a 20-30 minute drive away by car. Canoeing and swimming are available at nearby Reals on the Orb river You will enjoy the bell museum nearby (opposite Intermarché) and a visit to the “Abbaye de Cassan” near Roujan (6km away). Discover the beauty of the Caroux hills on foot - just a ten-minute drive away. Interesting wines are grown locally in this area on the edge of St. Chinian and Faugères territories, in particular at the Domaine de la Croix Belle in Puissalicon.
St Genies is a 20 minutes drive away from the sandy beaches of the Mediterranean Sea. A little inland is the beautiful Languedoc Nature Park, where activities include lake and river swimming, canoeing, horse riding, cycling, rambling and bird watching, all in spectacular surroundings. Golf and tennis are also available.

There is a TGV train station at Beziers, with local train services to the nearby village of Magalas. There is also a local bus service which connects St Genies de Fontedit to Beziers.
