The property is located in the small hamlet of Castelsec, located in the Faugeres wine region, close to the historic towns of Beziers and Pezenas. The villa comes with 3 bedrooms, 2 bathrooms and a stunning open plan living room with double height ceiling. Outside there is a large pool area with a fully-fitted summer kitchen and bar.
The propert is available for long term rentals from mid-October to mid-April and can be rented from €1500 per month + bills.

The villa is laid out on one floor and is heated by a large wood burner and reversible air conditioning.
Living area
The living area comprises 80m2 and features a polished concrete floor, industrial lighting and exposed girders. There is a large wood burner and the centre-piece of the room is a red pool table.
- The lounge area comes with a large 'L' shaped sofa, a large TV and a ceiling mounted projector for movie nights.
- The dining area has seating for 8 people.
- The kitchen is fully-equipped with an oven, hob, dishwasher, large fridge-freezer, microwave and coffee machine. There is plenty of storage space and a good range of cooking utensils, plates, cutlery and glasses.
- Patio doors lead out to the terrace, summer kitchen and pool area.
Bedrooms
- The Master bedroom is a large room with an en suite bathroom. The bedroom comes with a king size double bed, easy chairs, wall mounted TV and hanging spaces. The bathroom has a shower cubicle, wash basin and WC.
- Bedroom 2 is a double bed with bedside tables and hanging space.
- Bedroom 3 comes with twin beds.
- The bathroom comes with a sunken bath and wash basin. There is a separate WC.
Outside
- Surrounding the pool (open April to September) there is a sun terrace with sun loungers and easy chairs.
- There is a superb bar and summer kitchen where you can cook a meal all year around. There is a table and chairs on the terrace.
- There is parking for 2 cars and 1 garage space (for storage or parking a car).

This is a stunning property to rent for a few months in Southern France. The property will ideally suit a family or a couple with frequent guests.
The house has recently been constructed and is fully insulated, has double glazing throughout and has an efficient wood burner and reversible air conditioning.

The rental is for the entire property. Any shared facilities are listed in the property description. The prices quoted are based on a 6 month rental period. Higher prices may apply toshorter rentals. Utility bills and communal taxes are payable in addition to the rent.

Area activities
Castelsec is a small hamlet located on the edge of the Haut Languedoc National Park. It is 35 mins from the Mediterranean coast (around Beziers) and it is surrounded by stunning countryside, featuring mountains and endless vineyards. The beautiful market town of Pezenas is just 15 mins down the road. A large supermarket, shops and restaurants are located in the nearby village of Roujan (5 mins) and restaurants can be found in the neighbouring villages of Gabian and Faugeres.
Castelsec is located within the vineyards of the Faugeres wine region. Faugeres wines are little known outside of Southern France, but they are especially prized by the local population. They feature prominently on the wine menus of local restaurants and you will definitely get an "Ooh-la-la Faugeres!" response when you bring a bottle to a dinner party.
Other transport
There is a small train station in the village of Faugeres (3 kms). There are regular services to Beziers, where you can pick up the TGV train services to Paris, Barcelona, Toulouse and Marseille.

There is a €300 provision towards the electricity, water, internet and communal taxes. Reference required. Minimum rental period is 2 months. Pets may be accepted through prior agreement.
