Ground floor

• there is a large hall area, lit my natural sunlight, leading onto the lounge / dining area.
• the Dining area features a Massif oak dining table capable of seating up to 12 people.
• the kitchen is well equipped, including a Godin double range oven,, dishwasher, fridge freezer, microwave, coffee maker and large kitchen table.
• the large lounge area contains a comfortable leather sofa, TV, satellite, DVD, and sound system. Glazed doors lead to the outside patio, gardens, and pool.
• Utility room - additional fridge, washing machine, dryer, first aid kits.
• there is a large double bedroom situated in the oldest part of the property (once a stable). The bedroom comes with rustic beams and a wrought iron queen sized bed. The bedroom has a large built-in wardrobes and it retains some of its original features, such as a stone feeding trough and a wooden stall divider.

First floor

• Bedroom 1 -  the master bedroom is a lovely large room (60m2), featuring exposed beams and a king size bed. The bedroom comes with a sitting area and satellite TV.
• Bedroom 2 - featuring a queen sized bed and pine bedroom furniture (13m2).
• Bedroom 3 - comes with two single beds (12m2).
• Bedroom 4 - is a light and airy room with bunk beds, ideal for two children or teenagers (10m2).
• Bathroom - featuring a large shower and toilet

Outside:

• There is a walled Mediterranean garden which is planted with olive, eucalyptus, Cyprus, and oleander trees
• A chlorine free swimming pool 11m x 6.25m and is 2.5m deep at the deep end.
• The pool is surrounded by a tiled terrace, with views across the vineyards. There are 8 sun loungers with cushions by the pool.
• The terrace comes with a BBQ and a large table which can seat 10 people, plus a further table and 4 chairs, , and a large charcoal fired barbecue set.
• To the side of the house there is also a washing line and a timber frame double swing and slide unit for children under 12 years of age.

This restored farmhouse in the Minervois wine region is available for long term rentals for up to 12 months. The rental prices do not include the utility bills (there is a monthly provision of €350 towards the electricity, water, internet, heating fuel and communal taxes). Minimum stay is 6 months

Long term rentals (Oct to May): from €1650 per month + bills

12 month long term rentals: from €1850 per month + bills
