It is located on a semi-working Farm, with livestock in the nearby fields. There are stunning views over the valley down to the river. The cottage comes with a private and secure garden for the dogs to play in.
The Haute-Vienne department is a lush green area of France that borders Dordogne to the south and Charente is to the west. The Loire Valley is to the north. The local town of le Dorat has a good range of shops, supermarket, restaurants and services (including a race course and train station). The cottage is very handy for the airport at Limoges (40 mins drive) which features flights to the UK (London Stansted, Manchester, Nottingham and Leeds-Bradford). Poitiers has direct TGV services to Paris.
The cottage is available for long term rentals between October to May from €750 per month + bills.
The cottage is laid out on 2 levels and provides 80m2 of living space. The house has internet and a wood burning stove. Inside the house has been refurbished to a very high standard with new fixtures and furnishings.

The nearby town of Le Dorat is a pretty place with bars, supermarket, bakeries etc, and also benefits from a local train station. The town is also close to Limoges airport and it is easy to pick up TGV trains to Paris from Poitiers. The cottage is pet-friendly and the garden is enclosed. The efficient wood burner, make this property an ideal place to rent all year around.
The prices quoted are based on a 3-6 month rental period during October to May. Higher prices may apply to 12 month rentals and rentals over the summer period. Utility bills are payable in addition to the rent.
One month's deposit to be paid at time of reservation. Rent to be paid in advance prior to arrival for rentals of 3 months or less. For rentals in excess of 3 months, the rent is to be paid on the 1st day of each month. In addition to the rent, there is a monthly provision of €200 towards the electricity, heating, water, Wi-Fi and local taxes. Firewood to be purchased separately.
Minimum stay is normally 3 months. Pets permitted through the prior agreement of the owners.
The cottage is only a 500 meter stroll to the local restaurant, Chloebelles. They serve excellent food and have a welcoming atmosphere.
The local medieval town of Le Dorat is just 6km, where the closest supermarket is located, as well as restaurants & wonderful bars can be found. The town dates back to 950AD when the chapel of Saint Pierre was founded. The town still has plenty of impressive buildings dating back to the 12th and 13th Centuries. The central square holds a bustling market every Wednesday featuring local produce, cheese, high-quality meat (from the Limousin cattle breed), fruit & veg. The towns has a good range of cafe-bars, restaurants, shops, an Inter Marché supermarket and a local hospital and medical centre. The town holds a number of events and festivals throughout the year, as well as a popular Christmas market.
The town has a famous race course (Le Dorat Hippodrome) which first started holding races in 1900. The racecourse holds races in June, July and August; a national horse show in September. The local area has a long standing equestrian tradition and there is an annual Horse festival held in the town every August.
The surrounding area features many activities to try out including various cycle routes; hiking through the lush forests and hills of the Monts de Blond; canoeing & kayaking on the River Gartempe; Mountain Biking in the St Pardoux Forest, Climbing on the rocky outcrops of Pierre-Buffière.
The nearby city of Limoges is a very pretty place, with a lovely historical centre, a stunning medieval Cathedral and a beautiful art-deco train station (often regarded as the most beautiful train station in France). Limoges was recently voted the 4th best place to live in France and was nominated as the best French city to retire to.
There is a train station in Le Dorat with services to Limoges and Poitiers (with connecting services to Paris).

Poitiers airport is approximately 80 kms to the North. It has regular flights from the UK via Ryanair.
Le Dorat is located 50 km north of Limoges and 80kms south-east of Poitiers. The Loire valley is to the north and Dordogne is located further south.
