The villa is laid out over 2 floors and comprises 250m2 (2690 sq. ft) of living space. The villa features exposed beams throughout and tiled floors. The villa has been decorated to a high standard. The villa comes with WiFi and satellite TV channels (UK freeview).

The ground floor contains a TV area, sitting room, dining area, cloakroom, kitchen and laundry room.

• The spacious kitchen features a kitchen table and comes equipped with a dishwasher, oven, hob, large fridge-freezer, microwave, espresso machine and plenty of cooking utensils and storage space. The kitchen has 2 sets of French windows which provide access to the terrace and garden. 
• There is a utility room with washing machine, tumble dryer, iron and ironing board and fridge.
• The sitting room contains a log fireplace, 2 comfortable sofas, an armchair, coffee table and television. A set of French windows provide access to the front terrace and pool.
• There is a large living room which features a comfortable lounge area with 2 large sofas and a rocking chair.
• The dining area contains an antique dining table with seating for 8 people. There are lovely views out to the golf course and Esterel Hills

On the first floor you will find 4 bedrooms all of which have fitted wardrobes and electric radiators. 

• The Master Bedroom is a spacious room and comes with a double bed and beautiful en-suite bathroom. The en-suite was recently refurbished and features a free-standing bath, shower, toilet and stylish wash basin. This bedroom comes with air conditioning
• Bedroom 2 is a twin bedroom which comes with a lovely spacious en-suite bathroom. The bathroom contains a shower, toilet, wash basin and heated towel rail.
• Bedroom 3 is a twin bedroom located at the end of the hallway. It has a French window which opens to reveal views over the garden.
• Bedroom 4 is a lovely sunny bedroom and it has its own entrance at the front of the house. This is a very handy space to have for guests or teenage children. The bedroom comes with twin beds (which can be linked to form a King size double bed).
• Bedrooms 3 & 4 share a family bathroom which is equipped with a bath, overhead shower and double wash basins. There is a separate toilet next to the bathroom. In addition to the bedrooms, there are 2 sofa beds available in the downstairs sitting room.

Outside: surrounding the swimming pool there is a good size sun terrace, with sun beds, hammocks, parasol and a table and chairs. The swimming pool is 8m x 4m and features a pool alarm and Roman steps for easy access. There is also a covered terrace which overlooks the pool and is accessed directly from the kitchen. This comes with a patio table and chairs and is the perfect space to enjoy a spot of lunch or an evening meal. There is a gas BBQ and outdoor lighting. The garden contains a lawn, mature trees and Mediterranean plants. There is secure gated parking for 2-3 cars with electric gates.

The long term rental prices for this villa in Mandelieu-la-Napoule, Cannes; are based on a 12 month rental period. The prices do not include the utility bills. There is a monthly provision of €580 towards the electricity, water, internet, heating and communal taxes. The rental price is an average price per month, which also takes account of the rental income over the high season (the villa normally rents for over €5,000 per week during July and August).
