
These are the latest houses to rent in France long term on a 12 month annual basis that we have just added to Long term rentals in France. The houses are currently available to rent from January 2026, from 6-12 months. Our houses for rent in Cote d'Azur are proving especially popular with customers, as well as a couple of new properties in Dordogne to rent.
Over the last couple of years, we have witnessed a massive upsurge in enquiries for rental properties in France available to rent on an annual 12 month basis. A lot of our customers are looking to move to France on a permanent basis and the first step is usually to apply for a 12 month long stay visa for France. The visa application process is a bit back to front. Customers need to arrange their accommodation in France, before they apply for their visa. Which is a bit crazy in my opinion, but that is the way it is. The French Consulates want to know where people are going to be living in France before issuing the visa.
In addition to this, what we are seeing recently (and this is also backed up by anecdotal evidence from our friend, Nicole Hammond, who runs a French Relocation Agency to help people move to France), is that the French Consulates around the World have also tightened up the vetting procedures of the rental contracts provided as part of the dossier for the visa application. Now, it is not uncommon for clients to be asked to prove that they have paid a deposit or part of the rent, for the accommodation. Also, the Consulates also like to see a minimum of 6-9 months in the duration of the rental contracts. In some cases, we have been asked to provide proof that the rental property actually exists and that the Owner listed on the rental contract can prove that he is the legal Owner of the property. I think that this is part of a general tightening up of immigration procedures to counter the surge in popularity of Far Right parties in France. But I also have to say, that I think that it is also an attempt to prevent Fraud in the visa process. Unfortunately, we ourselves have witnessed clients booking accommodation through ourselves, in order to get their visa and then once the visa has been issued, they cancel the reservation. It doesn't happen a lot, but as a small business which only earns money when clients actually go through with the reservation, it is very annoying. Especially when all our work is done up-front.

I would say that the starting point for finding a house to rent in France for 12 months or longer, is to realise that it will not be easy. As a foreigner with no obvious links to France or prior financial history in France, you will start in a weak position. I will quickly explain why (because I know a lot of customers who come to us, are very frustrated by their experience of finding accommodation.
So why is it difficult to rent in France as a foreigner? Well the first thing to say, is that most French landlords would in the main, prefer to rent to foreigners than French people. However, there is a very good reason why they can't or are prevented from doing so. The rental laws in France are stacked so heavily in favour of the tenants - including the dreaded loi hivernale (which allows tenants to stop paying the rent from October to April, without fear of eviction) - that most private landlords in France take out payment protection insurance. In fact, it is now mandatory for private landlords in France to have this insurance (such has been the problem with tenants not paying the rent). Now the French insurance companies that underwrite these insurance policies, insist on the Landlord submitting a dossier on the prospective tenant, before agreeing the payment insurance. Within this dossier, the tenant needs to show a stable history of addresses in France (so the insurance company can run insolvency and debt checks), they need to provide a (French) employment contract or confirmation of social security payments, at least 2 years' French tax returns, etc, etc.
So as a foreigner, you will not be able to meet some or any of these requirements. So the private landlord in France (because they don't know you); will not want to take the risk of renting their without the payment protection insurance in place. There are a couple of ways around this, such as buying a Rent Guarantor policy from organisations such as Visale, but these also have some restrictions (such as the monthly rent cannot exceed €1,300 per month). Alternatively, you can arrange via a French Rental agency to put 12 months advanced rent into an Escrow account and also pay the first 12 months rent in advance (there is a very good reason why you have to stump up 24 months rent in advance, even on a 12 month rental contract, but it is too long winded to explain here).

Finding a House for 12 month long term rental in France?

So what is your alternative to finding a house to rent in France for 12 months. Well, you can look on platforms such as Airbnb for houses that may allow monthly rentals. But they will often be very expensive (offering just a small reduction on the weekly rental price for a multiple-weeks booking). Also, they will often be limited to 3 months (because of French tax laws/Letting regulations). You can also look at various online platforms, such as Rent a Place in France, Morning Croissant or Long Term Lettings, but I don't know if these operations are actually licenced in France for offering residential rentals and certainly in the latter case, I am not sure if the Owners even know that their properties are being advertised on the platform (I think that the adverts are scraped from Airbnb or there is some kind of third party advertising arrangement between the platform and Airbnb (and other websites) - I honestly don't know, but being able to advertise 250,000 lettings in France with a skeleton staff, it has to be something like this).
Finally, you could look at various Facebook groups in France and contact individual property Owners about renting their homes. A lot of the participants on the groups tend to be Ex-Pats themselves, so are much more open to renting to foreigners. But there may be restrictions on the duration of time they can rent the property for (because of French tax laws/Letting regulations). You also have to think back to your long term visa application. Will the rental contract that the private landlord provides you, be sufficient to meet the requirements for your visa application? Will the Facebook members want you to be 'declaring' your rental contract to 'the authorities' and thus leaving them potentially liable for French taxes?
Obviously, I am biased because it is our business, but Long Term rentals in France, is probably your best option for finding a suitable rental property in France that can meet the demands of the 12 month long stay visa for France. We created this business 18 years ago, because we went through the very same frustrations you are experiencing about renting property in France as a foreigner. The properties that we offer are purely for secondary residence rentals in France. What this means is that you have to provide us with an alternative main address, ideally outside of France (either that you own or is the address of a family member/friend). But this does make the rental terms much more flexible than the standard French rental leases and crucially, it allays the fears of the landlords that they could have unwanted tenants over-staying their lease or not paying the rent. In short, if you don't pay the rent, then the rental contract is broken and once the term of the rental contract expires, there is no legal entitlement to prolong the lease (although we can arrange to extend the lease if the Landlord and you want this to happen).
You will also have to provide us with evidence that you can afford the rent each month (you can choose what evidence you provide - bank statement, pension statement, employment contract, etc,), proof of your alternative address and send us copies of your passports. And that is it. The rental contract that we use is fully compliant with the long stay visa application process for France and you also have the confidence that we visit all of the properties that we list on our website. Many have 360° Virtual Tours, so you can see the internal layout of the property and the local neighbourhood. You also have us available to guide you on potential locations and to act as an arbiter if there are any problems between you and the landlord (but thankfully, these are few and far between).

The only other advice I can give you up front, is not to come with a long list of requirements. Hopefully, after reading all the above, you will now realise that you are not in a strong position renting a house in France. So asking us to help find you a property which has:
- City centre living in quiet green neighbourhood
- 5 mins to TGV train station
- Picturesque views
- Minimum 2 beds and 2 baths
- Accommodation all on one level
- Air conditioning throughout
- Tumble dryer
- Sea views
- Garage parking but all services, shops and restaurants walkable
- Plenty of character in the house but all modern appliances and fittings
- International airport 30 mins away
- Maximum €1,000 all inclusive per month
We can probably help you find some of these, but probably not all in one property. Something has to give. You are going to have to compromise somewhere. We currently advertise 250-300 houses in France. They are spread across Cote d'Azur, Provence, the Languedoc, Dordogne, South West France, Loire Valley and Northern France. We very rarely have properties available in the popular big cities (Paris, Lyon, Toulouse, Montpellier, Bordeaux, etc,) because the local demand for rentals in these locations is so intense. Properties are often listed in the morning and rented by mid-afternoon (with a wating list of 10 people). So our rentals tend to be in smaller towns and villages, spread all over France. A lot of the properties are older (some with character, some without). The average rents are not huge, so you have to accept that the facilities are what they are.
Ultimately, my advice is that the location is the most important factor over the actual property look/feel. As long as it is warm and dry and you can be comfortable, then that is a big win. I accept that 12 months is a long time, but this is not your forever house. It is a stepping stone to getting set up longer term in France. By renting through us for 12 months you will:
- be able to apply for your 12 month long stay visa
- get settled in France and be able to explore different areas/regions
- decide on where you want to be based longer term
- build up your credentials in France (proof of address, bank accounts, French tax returns, etc,) to meet the requirements for renting through a French Rental agency/Private Landlord
Finally, I would say that the demand for rental properties in France over the last 2-3 years is probably as high as it has ever been in the last 18 years. I don't know if it is because of the hangover of Covid or all the crazy shit going on in the World at the moment, but to a lot of people, France looks like a very attractive option with a good quality of life, First World infrastructure, excellent affordable healthcare, great food & wine, nice polite people, beautiful countryside. So there is also a lot of other people looking to rent properties in France. We have had customers look to plan a visit to France so that they can view potential properties. By the time they get here, their preferred rental options have all gone. It never used to be like this, but it is the reality at the moment. So my final advice is, if you see somewhere that you think could work for you, then take it. If the house/apartment is free for your dates, the rent fits your budget and there are only a couple of negatives, then you probably won't find much better. Just to give you an idea, we are currently on average booking out 20-25 properties per month (out of a total stock of 250-300 properties).

Cote d'Azur/French Riviera

The apartment is located in the popular Musiciens district, just a short walk (15 mins) to the famous Promenade des Anglais. Nice Côte d'Azur Airport is 5 km away and the apartment is handy for reaching the central train station in Nice (7 minutes), the Russian Orthodox Cathedral, Villa Masséna and the Jardin Albert 1er.

East France/The Alps
Aime-la-Plagne 5 bed Chalet for long term rentals France (Ref: 2338)

This 5 bed chalet for long term rent is located close to the French ski resort of La Plagne in the alpine valley of the Tarentaise. This spacious chalet is located on the outskirts of the small town of Aime-la-Plagne. The Chalet comes with 5 bedrooms, 2 bathrooms and a private terrace.
The Chalet is located on the outskirts of Aime-la-Plagne, which has a good range of supermarkets, restaurants, shops and services. Aime-la-Plagne is located 1 hour 45 mins north-east from Grenoble and 2 hours 30 mins south of Geneva. Aime is the closest town to the La Plagne ski resort, which regularly attracts over 2.5 million visitors every ski season. La Plagne is a modern ski resort with 2 cable-cars, including the Vanoise Express, a double-decker cable car which is one of the fastest in the world. La Plagne has a total of 225 kms of ski runs covering 134 slopes (15 black runs, 30 red runs, 72 blue runs and 10 green runs). There is also an Olympic bobsleigh, luge, and skeleton track which was built for the 1992 Winter Olympics. The tracks will be used again for the 2030 Winter Olympics.
During the summer months, the area is very popular with walkers, mountain bikers, climbers, paragliders and white water rafting.

The farmhouse is very well located with Chamonix (30 mins), Annecy (1 hour) and Geneva (1 hour) all close-by. The ski resorts of Morzine, Le Gets, Courchevel and Méribel are all reachable in under 90 mins. The airports in Lyon and Grenoble are both 2 hours away.
The farmhouse is very spacious and well-equipped for both the winter and the summer. It comes with a large garden and there are beautiful walks and hiking trails in the area. There is a local 4-star restaurant just 3 mins walk from the house.
The property is available for rentals of up to 12 months from €1,995 per month + bills. Higher prices may apply to rentals over the Ski season (December to February).
Moving to France in 2026 . . . ?
We make the process of renting a house in France very straightforward. We don't require a stack of paperwork like a lot of French rental agents. We simply ask for copies of your ID (passport) and some evidence of ability to pay the monthly rent (which could be a copy of your bank statement, employment contract, bank reference or copies of your current rental/home loan payments).
